Buying a home should be a pleasant and exciting experience.
Whether you are buying a new or a resale home, there are two parts
in the home buying process: finding a home that's right for you and
purchasing that home.
Finding your home
Finding a home is the step that most people
think of when buying a home. You consider your lifestyle and
determine that you would like a home with a certain number of
bedrooms and bathrooms, in a particular neighborhood or school
district, within a given price range. This is a great starting
place when thinking about buying a home.
When we first meet we’ll refine the feature that you want and do not
want in your home such as a pool, hot tub, gated communities, etc.
With this information I can start looking for homes on the market
that match your criteria.
A note to clients who are looking to buy a new home -
Many people do not consider using a Realtor when buying a new home.
Having a Realtor represent you in the purchase of a new home can be
crucial just as it is in the purchase of a resale home. First
you have someone representing your interests negotiating for you.
Second I bring my years of experience and knowledge to help you make
your selections and customize your home. I can advise you on
what features have worked well in other homes, modifications you can
make to improve your home, new developments in the housing industry,
and what features will position your home best for resale.
Most importantly this service comes at no cost to you.
The next step is for you to talk to a loan officer to determine how
much you want to spend on your home. In today’s competitive
financing market there is a wide variety of options for you to
choose from. If you do not already have a loan officer or are
looking for other options, I can recommend a couple of excellent
loan officers that I regularly work with.
The fun part starts next when we start looking at homes. I
will show you what homes are on the market that meet your criteria.
We will further refine the list of features that you are looking
for. We can discuss what features have worked or not worked
well in other homes, potential changes that you could make to the
home to improve it, new developments in the housing industry, and
what features will position your home best for resale. Through
this process we will narrow down to the home that you would like to
buy.
Once we have found the home that you want to buy, we enter the
second phase of the transaction, buying the home.
Buying your home
Buying a home is not as important as understanding what home you
want, but it is a close second. This is where you can either
gain or loose thousands of dollars.
Once we have found the home you would like to purchase, I’ll run a
market analysis on the home and work with you to determine how we
want to structure your offer to purchase the home, and how to
respond to any counter offers that you may receive.
Once we have a signed contract to purchase your home, we enter the
evaluation period where you get the opportunity to evaluate the
property based on the Seller Property Disclosure Statement (SPDS),
any inspections you wish to have (General home, termite, pool, mold,
others), and an appraisal of the homes value. I have detailed

Once we have made it through all of the home buying steps all that's
left is for you to move into your home, fix it up the way that you
want it, and enjoy your new home.
