Selling a home has three phases: preparing your home for sale,
listing your home for sale, and selling your home.
Preparing your home for sale
Preparing your home for sale is an important step that is often skipped.
In this phase I will walk through your home with you and we will discuss items
that you can do to your home to increase it’s value or salability. This is
typically includes items like fixing up the yard to enhance the homes curb
appeal, painting the home, replacing flooring if needed, removing clutter, etc.
There is a fine line on these items. There are always items that you could
to improve your home. What is important is to do only those items that
will increase your homes value more than the item will cost you. Once we
have reviewed your home, we will come up with a game plan for making changes to
your home, how we will market your home, and the time line for putting your home
on the market.
During this phase we also will start to determine what items are your must haves
and what items you are willing to negotiate.
I will perform a market analysis to determine how your home compares to similar
homes, what can be done to make your home compare favorably and what the list
price should be.
Listing your home for sale
Listing your home is where all of the planning and work that were done as part
of preparing your home for sale comes to fruition. The home is prepared
exactly as we want to present it to help you get the highest price and sell the
home as quickly as possible. We list the home, invite buyers to view the
home, and start receiving offers to purchase the home.
Selling your home
During this phase we will review the offers for your house, weighing the offer
price, the stability of the buyers, what costs the buyer is picking up, what
cost they are asking you to pick up, close of escrow dates, contingencies, and
other factors. I will help you determine which offer you wish to accept or
if you would like to make a counter offer.
Once we have a signed contract to purchase your home, we enter the evaluation
period where buyer will evaluate the property based on the Seller Property
Disclosure Statement (SPDS), any inspections they wish to have (General home,
termite, pool, mold, others), and an appraisal of the homes value. I have

Once we have made it through all of the home buying and selling steps, you have
transferred ownership and the keys to the Buyer, and the only thing left is for
you to enjoy the proceeds of your home sale.
